Mr. Kraftchak, thank you for inquiring about the possibility of placing a new shed closer than 15-feet from your house.  Your steeply sloping terrain issue is not unique in Hunters Creek as others have asked for leeway on the 15-foot ARC regulation.  The basis for the ARC 15-foot regulation is the Town of Herndon Zoning Ordinance Section 78-1420 Accessory building location, as provided in our HCHA Handbook.  If you were to apply for and obtain a variance from the Town of Herndon, then I think the ARC Review Board would look upon this project much more favorably.  But otherwise we would turn down your application.  I would be glad to pay you a visit to discuss other options about where to place the proposed shed in your back yard that would be compliant with our ARC regulations.  Please feel free to call me at 703-742-9718.  ~Drew
